Design-Build

We have participated in many successful design-build projects. With this delivery approach we generally act as the single point of contact for the client and accept responsibility for both design and construction of a project. The design-build approach provides owners with a means for obtaining the input of the contractor and the architectural/engineering team members at the earliest stage of a project.

Construction Management at Risk

Greenhut’s role as Construction Manager is to add value to the project by achieving optimum cost, schedule and quality. Today, construction requirements can be quite complex. When Greenhut is selected to provide Construction Management Services, we begin the process by taking steps to understand the needs and concerns of the client and by setting a plan in place to address these needs.

We work with the client to assure that the “best value” is obtained for the project. This involves pre-construction budgeting and value engineering during design. We then bid out the project to pre-qualified subcontractors, establish a Guaranteed Maximum Price (GMP), and actively manage the construction of the project.

General Contracting

In this arrangement, we perform many of the same functions as a Construction Manager, except preconstruction services may or may not be required. Additionally, under this method, we often self-perform some of the work on site. Like Construction Management at Risk, we usually establish a GMP once the drawings are completed.

Owner Tax Exempt Purchase Order System

For those owners who have tax exempt status, Greenhut offers the option of participating in our Owner Purchase Program. We are extremely familiar and well versed in projects involving Owner purchases to save sales tax.

The majority of the healthcare and religious facility projects we construct are for not-for-profit entities. In effect, we become the Owner's agent and as such, we purchase, receive, install, and warrant all materials. Greenhut manages and tracks this program entirely for the owner to make sure all subcontractor/vendor invoices are billed correctly and the owner pays for only those materials that have actually been delivered. We then credit the cost of these purchases on our monthly invoice. On large projects, this can result in a great deal of tracking and accounting, but the end result for the owner is worth it.
